The Host Files is provided by The Saltwater Group Ltd, a company registered in England and Wales (company number 17417170), registered office 82a James Carter Road, Mildenhall, IP28 7DE. In these terms, “we”, “us” and “The Host Files” mean The Saltwater Group Ltd, and “you” means the person or business using the service.
By creating an account you agree to these terms and to our Privacy Policy. If you don’t agree, please don’t use The Host Files.
The Host Files is a tool for tracking the compliance certificates you already hold for a short-term or holiday-let property: it stores them, reads their expiry dates, and reminds you before they run out.
The Host Files does not issue, certify, verify or guarantee the validity of any certificate. It doesn’t inspect your property, and it doesn’t confirm that a certificate you’ve uploaded is genuine, in date, or meets any legal requirement. Dates and details read automatically from an uploaded document are provided as a convenience and can occasionally be misread, particularly from handwritten certificates. You’re responsible for checking that the information shown matches your actual certificate, and for meeting your own legal obligations as a property host.
You need to be at least 18 to open an account. You’re responsible for keeping your login details secure, and for everything that happens under your account. Please tell us straight away if you think someone else has access to it.
You keep ownership of everything you upload, including your certificates and property details. By uploading a document, you confirm you have the right to share it with us and that doing so doesn’t break any law or anyone else’s rights. You give us permission to store it, read it and display it back to you as part of running the service.
If you close your account, we delete your uploaded certificate files and the rest of your account data as described in our Privacy Policy.
Your first property is free. Adding further properties requires an active subscription, billed monthly per property at the rate shown on our pricing page at the time you subscribe. Prices may change, and we’ll give you reasonable notice before any change applies to you.
Payments are handled by Stripe. We don’t store your full card details ourselves.
You can cancel a subscription at any time from Account settings. Cancelling stops future billing at the end of your current billing period rather than immediately, and you’ll keep access until then. We don’t offer refunds for the remainder of a billing period you’ve already paid for, except where required by law.
You can close your account at any time from Account settings. Doing so cancels any active subscription immediately, permanently deletes your properties, certificates and account, and can’t be undone.
Please use The Host Files only for genuine short-term or holiday-let properties you manage. Don’t upload anything unlawful, upload a document that isn’t genuinely yours to share, or try to interfere with or reverse engineer the service. We may suspend or close an account that breaks these terms.
We work hard to keep The Host Files running reliably, but we don’t promise it will always be available or fault free. We may add, change or remove features over time, including as described on our pricing page, and we’ll try to give you notice of any change that meaningfully affects you.
The Host Files is provided on an “as is” basis. To the fullest extent the law allows, we’re not liable for any loss arising from a missed renewal, a certificate expiring, a misread date, or any other compliance failure on a property you manage. Keeping your certificates valid and up to date remains your responsibility as the host; The Host Files is a tracking aid, not a substitute for it.
Nothing in these terms limits liability where the law doesn’t allow it to be limited, for example for death or personal injury caused by our negligence, or for fraud. Otherwise, our total liability to you for any claim relating to the service is limited to the amount you’ve paid us in the 12 months before the claim arose.
The Host Files, including its design, branding and underlying software, belongs to The Saltwater Group Ltd. Nothing in these terms transfers any of that to you.
These terms are governed by the law of England and Wales, and any dispute will be dealt with by the courts of England and Wales.
We may update these terms from time to time. We’ll update the date at the top of this page when we do, and let you know directly if a change is significant.
